Architectural Shingle Roof Replacement in Bouldin Creek
BEFORE

AFTER

The Project
This 1940s bungalow in Bouldin Creek had its original 3-tab shingles still on the roof, well past their useful life. The homeowners noticed granules collecting in the gutters and a small ceiling stain near the back bedroom after a spring storm. Our drone inspection confirmed widespread granule loss, soft decking along the south-facing slope, and a cracked pipe boot that was the source of the leak.
What We Found
- Granule loss across 60% of the roof field - shingles were brittle and losing their protective coating
- Soft decking along the south slope where water had been sitting under lifted shingles
- Cracked pipe boot near the bathroom vent, the source of the interior stain
- No ice-and-water shield in the valleys, which is standard on new installs but was missing on the original roof
What We Did
We tore off the old shingles down to the deck, replaced four sheets of rotted OSB decking, and installed a full GAF Timberline HDZ system with synthetic underlayment across the entire roof plane. Ice-and-water shield went into both valleys and around all penetrations. New step flashing at the chimney, new drip edge at the eaves and rakes, and a new neoprene pipe boot to replace the cracked one.
The homeowners upgraded to Class 4 impact-rated shingles for hail resistance, which should also qualify them for an insurance premium discount. We matched the original color closely to keep the bungalow looking right in the neighborhood.
The Result
The roof was completed in two days. We tarped the landscaping along the south side before starting, and did a full magnet sweep for nails before calling it done. The homeowners now have a 50-year system warranty and a roof that will handle the next hailstorm without a claim.
