How to Tell If Your Austin Roof Needs Replacement or Repair
Nighthawk Crew · May 15, 2025

Every Austin homeowner faces this question eventually: is it time to replace the roof, or will a repair buy you a few more years? The wrong call can cost you thousands - either in premature replacement or in water damage from a roof that should have been replaced months ago.
Here's how we evaluate a roof, and what signs point to repair versus replacement.
Signs a Repair Is Enough
A targeted repair makes sense when the damage is isolated and the rest of the roof is still sound. Look for:
A Single Leak from a Specific Failure
If water is coming in near a plumbing vent, a chimney, or a skylight, the problem is likely the flashing or pipe boot - not the shingles. Replacing the flashing or boot costs a fraction of a full replacement and solves the leak.
Storm Damage to One Slope
Hail doesn't hit evenly. If one or two slopes took the brunt of a storm and the rest of the roof is undamaged, a partial replacement of the affected slopes may be all you need.
A Few Missing or Cracked Shingles
Wind-lifted or cracked shingles can be replaced individually if the surrounding shingles are still in good condition. We match the color and profile, check the deck underneath, and seal the new shingles into place.
A Roof Under 10 Years Old
If your roof is less than 10 years old and the damage is from a specific event (a storm, a falling branch, a flashing failure), a repair is usually the right call. The rest of the roof still has years of life left.
Signs You Need a Full Replacement
Replacement makes sense when the roof is failing across the board. Look for:
Shingles Curling Across Whole Slopes
If shingles are curling, clawing, or buckling across multiple slopes, the roof is at the end of its life. This isn't a localized problem - the shingles are failing because they're old and sun-baked, and patching won't stop the next slope from failing.
Granules in the Gutters
Asphalt shingles lose granules as they age. If your gutters are full of granules (they look like coarse sand), the protective coating is wearing off. Once the granules are gone, the shingle mat is exposed to UV and will start cracking within a year.
Soft Decking
If you walk on the roof and feel the deck flex underfoot, the wood is soft - usually from water intrusion through failing shingles. Soft decking means the roof has been leaking slowly for a while, and a repair won't fix the underlying problem.
A Roof Over 15 Years Old
Most Austin roofs are built with 20 to 30-year architectural shingles, but Central Texas sun and storms shorten that timeline. If your roof is over 15 years old and showing any of the signs above, replacement is more cost-effective than repeated repairs.
Multiple Repairs in the Last Two Years
If you've had to repair the roof three or four times in the last two years, you're spending money on a roof that's failing. Those repair dollars would be better applied toward a replacement that comes with a warranty.
The Inspection That Tells You the Truth
The only way to know for sure is a proper inspection. Here's what we look at:
- Drone flyover of the full roof plane - we capture photos of every slope, valley, and penetration
- Shingle condition - granule loss, curling, cracking, hail bruising
- Flashing and metal - step flashing, valley metal, drip edge, pipe boots
- Decking - soft spots, rot, previous patch jobs
- Attic inspection - wet insulation, deck stains, daylight showing through gaps
You get the photos and the diagnosis before we quote anything. If a repair is the right call, we'll tell you. If replacement makes more sense, we'll show you why.
The Cost Question
In Austin, a targeted repair typically runs $350 to $850 depending on the scope and access. A full shingle replacement on a typical single-family home runs $8,000 to $18,000 depending on roof size, pitch, layers, and shingle choice.
If your roof needs more than two or three repairs in a year, you're approaching the cost of a replacement without getting the warranty or the peace of mind. We'll give you a fixed quote after the inspection, with both options laid out so you can make the call that makes sense for your budget and timeline.
Free Inspections, Honest Answers
We don't sell replacements that aren't needed, and we don't patch roofs that should be replaced. Book a free drone inspection and we'll show you exactly what's going on up there - then let you decide.
