Standing-Seam Metal Roof in Northwest Hills
BEFORE

AFTER

The Project
This two-story home in Northwest Hills sits on a steep hillside lot with tall pine trees surrounding the property. The original composition shingles were 15 years old and trapping pine needles in the valleys, causing water to back up under the shingles. The homeowners wanted a roof that would shed debris instead of catching it, and that would handle the wind exposure that comes with a hillside pitch.
What We Found
- Pine needle buildup in both valleys causing water backup
- Granule loss on the south-facing slope from sun and storm exposure
- Flashing failures at the chimney where the original step flashing had pulled away
- Steep pitch (10/12) that made foot-on-shingle inspections risky
What We Did
We tore off the old shingles and inspected the deck, replacing two sheets of OSB near the chimney where water had been getting in. Then we installed 24-gauge standing-seam metal panels with hidden fasteners - no exposed screws to back out over time.
The panels were custom-cut to the exact roof length, so there are no horizontal seams to catch debris. The standing seams shed pine needles and oak leaves naturally, and the 40-year Kynar finish reflects UV to keep the attic cooler in summer.
We re-flashed the chimney with new step flashing and counter-flashing, and installed new valley metal designed to channel water and debris off the roof without backing up.
The Result
The project took three days due to the steep pitch and panel handling. The homeowners now have a roof that will outlast everything else on the block - 40-year finish warranty, no granules to lose, and no exposed fasteners to maintain. The metal sheds pine debris that used to collect in the valleys, and the wind rating exceeds anything Central Texas storms can throw at it.
